With economic development on the rise in Trumbull, here are some of the best projects


TRUMBULL – The city has never been known for its walking or nightlife, but that could change as a number of economic development projects near completion or under construction.

The town has seen several new development projects begin construction this year, from the Woodside Trumbull townhouse and apartment complex to Ecco, a highly anticipated new restaurant that will soon open on Main Street.

Other projects, such as the Résidences à Main, located on the Westfield Trumbull shopping center property, will allow future residents to be within walking distance of shops and public transport. The disused offices will be converted into retirement homes at 48 Monroe Tpke., Also with easy pedestrian access to shops and restaurants.

Trumbull is also looking to make the area around the Trumbull Center shopping mall more pedestrian-friendly, and the Board of Education plans to open a student-run bookstore and cafe later this year in the center.

First Selectman Vicki Tesoro and Economic Director Rina Bakalar touted the economic benefits of these projects, from increased economic activity to additional tax revenues.

Here is an overview of some of the projects underway, recently completed or under consideration in the city.

1) Les Résidences du Main

The housing development at 5065 Main Street was made possible thanks to a zoning change in 2018. It is expected to include 260 one and two bedroom apartments for rent at market prices. According to Garden Homes and Rose Equities, who described them as luxury apartments, the resort caters to professionals and seniors alike. The total cost is $ 60 million and the start of the project is scheduled for October 15.

But the apartments will also reflect efforts to make the city more accessible on foot and give it a sense of place. Tesoro said it would make the area more livable instead of forcing residents to drive everywhere. This is becoming a trend nationwide as more developers convert shopping malls into mixed-use facilities.

“The concept is really a concept of life, work and play that most malls are moving towards,” Tesoro said.

2) Riverside

United Healthcare previously occupied a large office complex at 48 Monroe Tpke., But vacated the property in 2015. It has been empty since.

In 2018 Senior Living Development and Silver Heights Development purchased the property, which includes a parking garage. The plan is to convert the property into an independent, assisted living complex known as River’s Edge.

Because the property was once a head office, the developers will give the facade a more residential feel, adding balconies and a walkway, in addition to interior remodeling.

The site has been the subject of a lawsuit to stop construction. But the lawsuit was dismissed in 2020, and the city’s Planning and Zoning Commission approved the plan for the housing complex in September. Construction is expected to start in 2022.

Tesoro said the housing would be a boon to the local economy and be a healthy source of tax revenue.

“The implications for the community are so strong there so that we can keep our elders in town and allow them to stay here and allow the community to grow around this area,” she said. “And of course, the tax revenues that will come from this development will be exceptional for every inhabitant of our city.”

The complex will cost around $ 110 million to build.

3) Woodside Trumbull

The first residents are now renting units at the Woodside Trumbull property, located at 100 Woodside Court, even as construction continues. New tenants to Woodside Trumbull can expect to see a club room with a coffee lounge, where they can relax and mingle with other residents. A swimming pool, a fitness room, a dog park and a co-working space with Wi-Fi are among the other facilities listed on the establishment’s website.

The complex is approximately one mile from Trumbull Center.

According to Bakalar, the property is proving attractive to tenants.

“There are 113 completed and they are all hired,” Bakalar said.

When completed, the $ 40 million development will include 199 housing units.

4) Books from the next chapter and more

The Trumbull Center shopping center on Daniels Farm Road and White Plains Road is home to restaurants and other retail outlets. But a new bookstore and a new café will combine the two, with an additional educational component.

The school system’s ELITE program teaches students with disabilities and these students will occupy a bookstore called Next Chapter Books and More. The aim of the store is to teach students valuable work and life skills. According to the director of student services and special education services, Tammy Hartman, not only will they learn to store inventory and interact with customers, but they will also learn practical skills such as navigating a crosswalk and l use of banking services.

The store will be located on the second floor above Gioves Pizza. It will supply its inventory from donations. Coffee is sourced from a local gourmet roaster and baked goods will be prepared offsite by the Trumbull High School Culinary Program.

The store is scheduled to open on December 1.

5) Moorefield Farm

Moorefield was the site of a flower and herb growing business, but is currently under construction to build single-family homes. Like River’s Edge, the property will house seniors but will not be for rent. The property is located at 2157 Huntington Tpke. and was cleared for construction in April.

There will be 10 homes in total on the 5 acre property. According to Ken Martin, real estate agent, homes will start at $ 750,000 and will be limited to age 55 and over. The homes will be between 2,800 and 3,000 square feet in area.

Martin said the property is attracting interest from residents of Trumbull and across the state and country.

“We have people from Colorado who have a deposit. We have a couple from Trumbulls. We have a couple from Windsor, ”said Martin.

The houses are expected to be completed in the spring of 2022.

6) Long Hill Market

Local gourmets wishing to participate in fine dining are in luck. Ecco, owned by the same local group that operates Molto in Fairfield, among other restaurants, is currently under construction at Long Hill Market on 6540 Main Street. It will share the space with other tenants and while construction was previously scheduled to be completed in early summer, the restaurant is now on track to open in November.

Bakalar said anticipation was growing for the openness among people familiar with the other places.

“They had some delays, but they’re working on it feverishly now. The signage was installed a few weeks ago, ”said Bakalar.

Other tenants include a Martial Arts Studio, Living Room, and Dunkin ‘, among others. Bakalar said the property is now 85% occupied, which is remarkable given that the pandemic is still a factor, she said.

7) The Daniel Hawley House

Built in 1756, the property is older than the U.S. Constitution. But it has undergone renovations and modern additions over the decades, despite the barn being listed as a historic structure.

Located a few hundred yards from the Trumbull Center, the house is in the process of being converted into single-family apartments, but no land use requests have been submitted so far, according to Bakalar.

The proposal to convert the structure into apartments met with backlash from some residents, fearing the conversions would alter the historic nature of the house. Bakalar said if development continues, it will include 10 apartments.
